Selling your home is a massive undertaking and one that should not be taken lightly. At Realty1 we've seen over the years, time and time again that there are two things that sell Real Estate. They are Price and Exposure. These two elements work hand in hand with one another to dictate how fast your home will sell as well as how much it will sell for. Consider this. You could have the greatest house in Oklahoma on the market for too high of a price and it would never sell, conversely you could have the greatest house on the market at a price far below the competition and if it does not have the proper exposure to the market it would never sell. These factors are huge in any sale and especially in Real Estate!

Here's how we can help!
- First, the Price
- Everybody wants to know about money first, so lets start there. Realty1 does not charge its clients anything until the sale of their home is completed. In other words, we don't get paid until you get paid. That in itself is motivation for anyone to do a good job and as you are surely aware by now there are hundreds of people willing to sell your home for you. The main difference we have from these other brokerages is in the cost we charge to sell your home. The rule of thumb in the industry, and if you are familiar with the real estate sales process you know this already, is for the associates involved in the transaction to each charge 3% to their respective parties. This leaves the seller paying 6% of the proceeds from the sale of their home to the associates that are representing the parties of the sale. While we feel it is appropriate to pay the buyers side of a transaction the customary 3%, mainly because we do not want your home to be any less appealing to the buyers associate who is charged with finding their new home, we feel that the listing side can be done for less. So instead of a seller paying 6% of their proceeds for a traditional brokerage to sell their home Realty1 only charges 1% (minimum $1,000) to market and sell the home and 3% to the buyers associate, for a total of 4% a savings of 2% of the price of your home.

- Second, the Exposure
- The absolute end all of real estate advertising is having the property listed in the OKCMLS or Oklahoma City Multiple Listing Service. This is a members only directory of homes that are currently listed in the OKC Metro area and is maintained on a daily basis by REALTORS. It is continually updated with new home listings and sales that occur throughout the area. This medium benefits you in two ways. One, it allows us to put your home in front of thousands of real estate professionals who represent tens of thousands of potential home buyers in the metro area and two, the system tracks all of the home sales that have occurred in your area over the years. This allows us to see information regarding other homes in your area, what they sold for, the details about the homes, and the length of time the properties were on the market before they sold, and if they sold at all. This allows us solid information for which to base a market competitive price for your home.

- Finally, the Close
- The processes and instruments of buying and selling Real Estate are largely mandated by the state of Oklahoma. There are contracts formatted specifically for certain types of property and there is a set order of processes that must occur for property to change hands. The process is no different if you go to the largest brokerage in town or the smallest. What is different is the level of service you receive and the price you pay. When compared to the large brokerages we only differ on one thing, the price you pay. We offer all of the services the mega-brokerages offer for LESS, much LESS, a third the price to be exact. - Food for Thought
- Many Real Estate professionals in town will initially tell you that they will list your home for you for a 3% fee and putting it on the MLS will be 3% more for the total of 6%, but if you begin to question them about the fee and tell them that there are other companies that will do the same service for 1% they will begin to come down on their price. What we would like for you to ponder is what other fees and services are they hiding that they do not want you to know about. At Realty1 we are completely open about our fees and we are confident with our percentage. Not because we are not reasonable but because we know we are the very best option priced at an extremely competitive price.
