How Real Estate Works….My name is Josh Barnett and I work as a Real Estate Investment Broker here in Edmond. My catch line is, “The 1% Listing Fee,” what does that mean. If you have ever sold your home, watched Date Line or 60 minutes on TV, you have heard about the dreaded 6% commissions that agents charge for marketing your home. There are several different thoughts on that 6% commission. There are the thoughts I hear from other agents, “that is just the way it is, we get paid for the work we do,” the thoughts, “we only get 3% of that commission and I have to feed my family,” and then there are my thoughts, “I get about both sides on about half of my listings, sure I market my properties using advertising medias of every known type, and the average home I sell is $120,000 dollars, my advertising ranges around $1,000 dollars per listings, I work 80 hours a week, holidays and weekends, but I move around 1 million dollars of Real Estate a month, how can I save my clients money?” The answer is simple, a 1% Listing Fee. What that means is I offer the Selling Broker, the agent that has a buyer who wants to purchase my client’s the home that I have listed received the going rate of commission, 3% of the sale price of the home and I get 1% commissions of the sale price of the home. This saves my clients 2%, right away, on average this ranges from $2,400 dollars to $10,000 dollars. I extend this service to all of my Residential clients. One of the questions I always have at my Listing appointments are, “Josh, are we going to receive the same service with you that I would receive if I listed my house for the going rate of 6% commission as opposed to using your 1% Listing Fee program?” My answer has always been and will always be, “NO.” You receive more then what most brokers are doing to market your home. Not only do I put a lock box on your front door, a sign in the ground, and put your home in the Multi list (the market). I make sure that we shoot a Virtual Tour on your home, place your home in the two Major Real Estate Publications for our market; you receive weekly activity reports on your home, I handle all of the legal paperwork, I ensure that you receive updated market reports on your property and our competition, I work with the Selling broker in scheduling all appointments related to your transaction, provide you with up to date information on the Mortgage Industry, and have co-workers that I have formed teams with to assist our transactions to ensure a fluid progress. The only thing I ever insist that my seller come to terms with, is that when they put their home on the market, For Sale, is that we are in competition with like properties. We have to have our “A” game on. It starts with curb appeal, the aroma of the home, the cleanliness, and our ability to work with our potential buyers in helping them realize this is the home of their dreams. This involves being flexible on showings, having our landscaping and outside appearance top notch, cleaning everything from the blinds and window treatments to the area behind the bathroom toilets.
