- Part 1 - Sellers and Buyers
- There are generally always 2 parties to every transaction, the buying side and the selling side.
Example: If you are considering selling your home you would be on the selling side of your transaction and when you buy your new home you would then be on the buying side.
- Part 2 - Tradition
- Traditionally, for the past several decades, it has been the custom for the real estate professionals involved in a transaction to charge both sides, the buying and the selling side each 3% of the contract price. Combined this totaled 6% of the sales price of the home that went to pay the real estate professionals involved in the transaction.
Example: The average sales price of a home in Edmond, OK, is $150,000. Traditionally, the real estate professionals would receive $150,000 x 6% (3% to the listing side plus 3% to the buying side) or a total of $9,000 for their services in this transaction.
- Part 3 - Realty1 is Starting a New Tradition
- Realty1 has taken a different approach to its listings. Instead of starting off at 3% and telling clients why they should pay us 3% of the sales price of their home we start at 1% and tell them how the savings can help them sell their home faster than any other home in the neighborhood!
Example: Using the Realty1 model and the same numbers as earlier the $150,000 home owners would end up paying the real estate professionals $150,000 x 4% (1% to Realty1 for the listing side plus 3% to the buying side) or a grand total of $6,000! $3,000 less than the sellers would have paid in the traditional example of selling a home.
- Part 4 - Why Not Discount the 3% on the Buying Side as Well?
- Once your property is listed in the OKC-MLS (Oklahoma City - Multiple Listing Service) the amount offered to the buyer’s side is listed on the properties details. The power of the MLS is gained by the thousands of Realtors continually searching the MLS for their clients needs and we would not want to do anything to diminish our client’s property in those associates’ eyes.
Example: A real estate professional may try harder to sell a house in the same neighborhood as yours if the competing house is offering to pay the real estate professional 3% of the contract price and you are only offering 1.5% or 2% of the contract price.
- Part 6 - How Realty1 is Keeping Some Old Traditions Alive
- Realty1 believes that there is a place for tradition and we keep some of those traditions alive in the way we handle our clients. We still offer all of the services that are offered by any other real estate brokerage, we still assist in all the negotiations required in selling the home, and we still do all of the necessary marketing needed to expose your property to the maximum number of prospective buyers.
Example: Realty1 handles all of the showings of your home, and we keep you informed of how your home is positioned in the market in relation to its competition. We clearly explain all offers to you and provide you a financial sheet estimating the costs and the amount you can expect to walk away with on each offer and once an offer is accepted we handle all of the paperwork from beginning to end as well as schedule all of the needed inspections and title work for the home to transfer ownership with the least amount of stress on you.
- Part 7 - The Two Things Needed to Sell Anything
- There are 2 things that sell anything from widgets to real estate, and especially real estate! Price and Exposure, with the proper pricing and exposure any house can be positioned to either sell for a premium with a longer listing time or sell quickly for a more competitive price. Realty1 handles exposure with 4 key elements. 1) A Professional Realty1 Yard Sign with the listing associates cell phone number for direct access for prospective buyers, 2) Exposure on the MLS service which searched daily by thousands of Realtors in the Oklahoma City area, 3) a 1-800 telephone number that your property information is recorded onto that allows us to track the calls on your property and follow up in a way impossible with a traditional "info tube" and 4) Exposure on the most visited real estate web site in the United States, Realtor.com. These four avenues can cover up to 98% of the prospective buyers for your home and all at a much more cost effective price!
- Putting it All Together!
- Combining the two examples given above, the traditional model allows a seller to net $141,000 after the $9,000 in commission is subtracted from the $150,000 sales price. Using the Realty1 model the same seller can sell their home for $147,000, and actually net more money. The Realty1 model nets $141,120. This is reached once the $5,880 in commission (4% total) is subtracted from the $147,000 sales price. The numbers can get a bit confusing but the principle is simple, pay less to the brokerage listing your home, don't sacrifice quality or service, market your home for less, keep more of your equity in your pocket after the sale, and sell your home quicker! - One Last Thought for “For Sale By Owners”
- 93% of all real estate sales have a real estate professional representing at least one side of the transaction. Generally this is because an associate goes to a “For Sale By Owner” and tells them that they have a buyer for their home if the seller agrees to pay the professional a 3% buyer fee. This means that 93% of all home sales are paying at least 3% to a real estate professional for their services. What we ask is why not pay an extra percent to have someone cover the process from start to finish and get the home sold much quicker!
